SILEZERI-PRIEZKALNI 

SILEZERI-PRIEZKALNI – is a residential village project consisting of 20 houses, which is planned to be built around naturally formed lake Silezers, located on 2 land plots; total area of these plots is 8.2 hectares. These lands plots are situated on the border of town Vangazi (Inchukalns rural territory). Detailed planning has already been approved; project documentation has been agreed with local authorities. Village is located 0.5 km from Vidzemes motorway, 1.5 km from the centre of Vangazi. Project is offered to potential investors on a wholesale basis. Based on a separate agreement, we can provide services for representing of investor’s interests, and project management services.

PROJECT DEVELOPER
"LK CITI"  is a real estate development company, owners of which have been working in real estate industry since 1991. From 2002 till 2008 "LK CITI" has fully implemented more than 9 development projects in Riga region, which included land plots for residential building in their scope. More than 300 customers have already purchased land plots in the company’s villages. Major Latvian banks like Parex bank, Aizkraukles bank have been main financial partners for these projects. REGION
Vangazi is a small town with more than 4000 inhabitants, with all necessary infrastructures available (ambulance, school, bank). Inchulans rural parish, which is adjacent to Vangazi in the exact location of the village, has more than 6736 hectares of woods and more 113 hectares of rivers and lakes. Taking into account relative remoteness from Riga (20 km to the city centre) and high traffic intensity on Vidzemes motorway, price level for the land plots in this area was not high until 2002. Even now, this is considered as a good precondition for massive residential site development in this area. Now it is possible to reach the centre of Riga for just 30-40 minutes.(details…).

TRANSPORTATION
It is possible to commute to Silezeri-Priezkalni by means of public bus service (bus timetable can be found in www.1188.lv)  inquiry service). Detailed route can be found on the map.

LOCATION
The project of the future village includes 2 land plots: SILEZERS (5.25 hectares) and PRIEZKALNI (2.9 hectares). Land plots are located in a picturesque place, surrounded by the wood, on the left-hand side of the road to Melkerti. Between the plots there is a lake, approximately 1 hectare large, which has naturally divided the village into 2 parts. This is a natural lake with sandy beach, which is popular between the residents of Vangazi due to convenient and accessible location.
Main entrance to the village is arranged from the road to Melkerti, construction of 2 additional entrances is planned. Future advantage of Silezers-Priezkalni will be possibility to access the village by means of paved road. This road is planned to be constructed here as an exit from A2 motorway. Silezers-Priezkalni is located in the close proximity from central part of Vangazi, where all necessary infrastructure is available.

GENERAL DEVELOPMENT PLAN
Currently, detailed planning of the project has been approved. Total number of land plots within SILEZERS-PRIEZKALNI is 26, 20 of which are subject for low-story constriction, 2 are planned for technical purposes (roads), 3 plots are located in a gas-line shelter zone and designed for public infrastructure objects.
Our offer for village development includes 2 development zones, adjacent to the lake. For the 1st development phase there are 14 land plots in Silezers, for the 2nd phase – 6 land plots in Priezkalni. 6 land plots are directly adjacent to the lake. All the plots are covered by pine tee forest.
Within the project, the following objects are planned:
*Recreational zone with the beach and bowers, of total area more than 2.9 hectares (plot #15),
*Tennis court and area for sports (plot #15),
*Forest park of total area 0.7 hectares (plot #17).
It is planned to arrange 2 guest parking spaces, bowers, and garbage container stations. Using area of the plot #14 and extending its area by means of artificial peninsula, it is possible to create small recreational complex (review project).


DEVELOPMENT CONCEPT 
The concept provides for construction using wooden frame technology from environment-friendly materials – pine tree and stone.
It is planned to combine land plots of “wholesale” development with standardized projects, and land plots for individual development with recommended projects. A. Vizins architectural bureau has developed a special offer for village development in the “wholesale” development zone – sample of possible site development. The project provides for separate construction of:
  • Single-family houses (1st phase – SILEZERS – 14 land plots) of CLASSIC series,
  • Twin houses and townhouses (2nd phase – PRIEZKALNI – 6 land plots) of MODERN series.
For individual development the following projects are offered:
  • A.Vizina birojs and Findomo, Kastelli, Honka (1 phase – SILEZERS - 14 land plots)
  • A.Vizina birojs and Sepmaja (2nd phase - PRIEZKALNI - 6 land plots).
In order to keep unified style solution in each zone, and at the same time keep individual choice of the project, colour solutions and chosen projects will be agreed with village’s architect.

COMMUNICATIONS
Technical projects of external engineering networks of the villages have already been developed. Based on these technical projects, it is possible to connect village infrastructure to medium-pressure gas line and 20 kV electric lines.
Communications will be arranged in a centralized manner in several stages:
1st stage will include building of unpaved roads, fire fighting reservoirs, connection to the city natural gas line.
2nd stage will provide for arranging connection to electricity lines, construction of street lighting.
During the 3rd stage paving of the roads will be performed.
Proposed investment volume and profitability calculations can be reviewed in the business plan of the village.

Documentation 
The land plots SILEZERS-PRIEZKALNI are registered in the land book as a property of natural persons. "LK CITI" is not actual owner of the project, however it is empowered to perform the development of the project by one of its owners. Land plots do not have any debt liabilities on them. Local authorities approved detailed plan of the project.
